Why this drawing service matters

Explain how the building's structural loads are supported.

Structural permit drawings communicate the support and connections behind a proposed alteration or new building. The required details depend on building geometry, roof and floor loads, spans, material systems and site conditions.

We coordinate structural drafting with the architectural layout and identify where calculations, site data or North Carolina-licensed professional judgment is necessary. A stamp is issued only following that professional's independent review and acceptance.

What makes our approach usefulThe proposal identifies exactly which structural sheets, calculations and licensed review services are included rather than presenting generic framing diagrams as engineered approval.
Drawing scope and deliverables

What your structural engineering drawing package can include

We define the actual drawings and documentation for your North Carolina project in writing. The examples below represent available scopes, not an automatic all-inclusive package.

Foundation & support plans

Document the proposed support system and connection to the ground or existing structure.

  • Footing and slab layouts
  • Posts and support locations
  • Applicable anchorage details

Framing & connection plans

Depict load-carrying members and key assembly interfaces.

  • Roof and floor framing
  • Beams, headers and columns
  • Bracing, hold-downs and connections

Engineering coordination

Calculations and signed details where independently reviewed and contracted.

  • Design loads and assumptions
  • Selected structural calculations
  • North Carolina PE coordination, if included

Scope clarity: Professional seals, structural calculations, field verification and material testing are not automatic inclusions. Your final written proposal identifies the drawings, file formats and exclusions.

Sample sheets and plan information

A practical sample drawing list for structural engineering

An organized sheet list helps explain the work, clarify what belongs in the package and identify specialty items that may need separate documentation.

Common project applications

Project types we help document

Every project has different site constraints and drawing requirements. These are examples of common situations where this service may be helpful.

North Carolina permitting

North Carolina review requirements depend on the site and work.

Wind, snow, occupancy, structural materials and adopted building-code loads depend on the actual location and work type. Engineering assumptions must be documented rather than inferred from photographs.

North Carolina's professional practice rules govern when a licensed engineer must provide responsible charge, signature and seal. We do not offer automatic stamping of unreviewed drawings.

Project-specific zoning, adopted code editions and plan review requirements must be confirmed with the city or county. See the North Carolina permit plan guide. Our drafting work is not a guarantee of permit approval or a substitute for surveying and independent licensed professional review where required.

How we work

From your project information to a coordinated drawing package.

01

Share property details

Send your address, dimensions, survey or plat if available, photos, sketches and written reviewer comments.

02

Confirm a written scope

We identify the necessary drawings, exclusions, licensed review needs, fees and expected schedule.

03

Review the drawings

Inspect the proposed plans and mark comments within the agreed work before finalizing.

04

Receive your package

Receive the agreed PDF set and optional CAD deliverables; permit approval rests with the jurisdiction.

Frequently asked questions

Frequently asked questions about structural engineering

Can you design a beam for a load-bearing opening?

A qualified engineer must establish loads, bearing and the load path to the foundation. We can coordinate the drawings and professional review as separately scoped.

Are structural calculations included with every set?

No. Calculations depend on the engineering scope and reviewing jurisdiction, and are explicitly included in the written proposal when required.

Does this service include a survey?

A recorded plat or existing survey can be used as an input where appropriate, but boundary or topographic surveying is a separate professional service. The exact property documentation needed depends on the proposed work and jurisdiction.

Can the drawings be signed and sealed?

A North Carolina licensed architect or professional engineer may need to review, sign or seal portions of the work. Any required professional services must be specifically included in the proposal and accepted by that professional after independent review.

What if the permit reviewer requests changes?

Send written city or county comments. We assess corrections within the original contracted scope and identify extra services if the reviewer requires new disciplines, reports or changes to the original design. Permit approval remains with the jurisdiction.
