Site Plans NC is operated by Site Plans LLC.
What homeowners and contractors ask most.
These answers explain common drawing distinctions. Requirements for a specific address always depend on the reviewing municipality and proposed work.
Ask about your own project ↗What is a site plan?
A drawing showing the relationship between a property and existing or proposed improvements. For permitting, it may show building footprints, dimensions, access, lot lines, setbacks and required notes.
Is a site plan the same as a land survey?
No. A boundary survey is professional surveying work. A drafted site plan cannot replace a certified survey when required by a city or county.
What projects commonly need site-plan drawings?
Decks, sheds, garages, carports, additions, pools, patios and new construction can require site information. The precise application checklist depends on the jurisdiction and scope.
Can I get started without a current survey?
You can request a quote without one. Whether alternate records are sufficient for the actual drawing is determined by the project and local rules.
Do you guarantee approval?
No. Permits are issued by the review authority after it assesses the full submission. Reviewer comments may require additional documentation.
Do the drawings come in PDF or DWG?
PDF is commonly included in drafting packages. Editable DWG files can be provided when they are included in the written quotation.
Understanding what you are buying.
We confirm each job’s drawing list and exclusions before drafting begins. This is especially important when a site plan is only one element of a larger permit application.
How much does a site plan cost?
Published starting prices are $129 for simple plots, $249 for more detailed site plans and $499 for advanced layouts. The actual quote depends on source documents and required deliverables.
Are structural plans included?
Not automatically. Foundation, framing, roof, engineering and trade drawings are separate construction documents when required.
Are permit submission fees included?
Municipal fees and filing services are not automatically part of a site-plan quote. Any submission assistance must be expressly agreed.
Can the drawings be signed or sealed by a professional?
Where a survey, engineer or architect seal is required, the work must be separately reviewed and accepted by an appropriately licensed professional or authorized firm.
Do I need to pay before requesting a quote?
No. The inquiry form is free to submit. A written project proposal sets out any payment terms before work begins.
What if my project changes after work starts?
Clarify the new scope with us. Significant design or site changes can require a revised quotation.
After we send the draft.
Accurate feedback is easier to act on when all requested corrections are consolidated in one marked drawing or written list.
Can I request revisions?
Yes. Please mark requested changes on the draft PDF. Revisions within the original agreed scope are addressed according to the quotation terms.
What if my city asks for changes?
Send the actual city or county comments. We identify which corrections fall within the site drawing and which require additional services.
How long does drafting take?
The schedule depends on project complexity, adequacy of source documents and professional review needs. Your quote states the estimated timeframe.
Can a plan be based on a Google Maps image?
An aerial image can help explain the proposed location, but is not automatically a reliable boundary survey. The needed accuracy depends on the permit type.
Do you prepare impervious-area or lot-coverage tables?
When required and supported by reliable area data, these schedules can be included in a quoted drawing package.
Can you work with contractors?
Yes. Contractor inquiries can be scoped for individual jobs or recurring similar project types, with agreed communication and deliverable formats.
Still have a project-specific question?
Send the property address, proposed work and any city comments. We’ll help identify an appropriate drawing scope.
