North Carolina New Residential Construction
New Home Construction Permit Plans in North Carolina
Coordinated site layouts, architectural and construction drawing services for new houses, with framing and MEP disciplines included according to the agreed permit scope.
- Clear written sheet list
- Site and project details coordinated
- In-scope review comment support

Turn a proposed house layout into coordinated construction documents.
A new residence needs a clear description of where the house fits on the lot and how it is laid out, built and serviced. The required sheets depend on house size, construction method and local submission rules.
We help define the sheet index from your design concept, survey information and builder inputs, separating architectural drafting from structural engineering, energy calculations and contractor obligations.
What your new-home construction drawing package can include
We define the actual drawings and documentation for your North Carolina project in writing. The examples below represent available scopes, not an automatic all-inclusive package.

Architectural construction documents
Document the house arrangement and appearance.
- Dimensioned floor plan
- Exterior elevations and roof plan
- Building sections and envelope details

Site and structural coordination
Fit the house to the parcel and describe support.
- House placement and setbacks
- Foundation and framing plans if contracted
- Structural details and professional review if needed

Building systems and schedules
Include the MEP documentation the proposal specifies.
- Electrical and lighting layouts
- Plumbing and mechanical plans
- Energy and HVAC reports when separately included
Scope clarity: Land surveying, geotechnical work, energy compliance, detailed engineering and seals are additional unless contracted. Your final written proposal identifies the drawings, file formats and exclusions.

An organized sheet list helps explain the work, clarify what belongs in the package and identify specialty items that may need separate documentation.
Example document titles only. The authority having jurisdiction and written scope determine the actual sheet list.
Project types we help document
Every project has different site constraints and drawing requirements. These are examples of common situations where this service may be helpful.

- Single-story custom homes
- Two-story residential projects
- Rural lots with well or septic coordination
North Carolina review requirements depend on the site and work.
New residential construction may involve site zoning, foundation design, energy code, wind and weather exposure, septic/well approvals or engineered elements depending on project conditions.
A building-permit set is distinct from lender, contractor and third-party reports. We help identify which plans can be prepared from supplied information and which require external specialists.
Project-specific zoning, adopted code editions and plan review requirements must be confirmed with the city or county. See the North Carolina permit plan guide. Our drafting work is not a guarantee of permit approval or a substitute for surveying and independent licensed professional review where required.

Frequently asked questions about new-home construction
Can you work from my sketch or inspiration floor plan?
Yes. Initial concepts can guide the design, but we will need reliable dimensions, building type, site information and design decisions before finalizing a drawing scope.
Will I receive a complete architectural, structural and MEP package?
That can be quoted. Not every permit requires every sheet, and the written proposal will specify each included discipline.
Does this service include a survey?
A recorded plat or existing survey can be used as an input where appropriate, but boundary or topographic surveying is a separate professional service. The exact property documentation needed depends on the proposed work and jurisdiction.
Can the drawings be signed and sealed?
A North Carolina licensed architect or professional engineer may need to review, sign or seal portions of the work. Any required professional services must be specifically included in the proposal and accepted by that professional after independent review.
What if the permit reviewer requests changes?
Send written city or county comments. We assess corrections within the original contracted scope and identify extra services if the reviewer requires new disciplines, reports or changes to the original design. Permit approval remains with the jurisdiction.
